Rental Rates:

Martin's Landing River Clubhouse is located at:  1221 Riverside Road, Roswell, GA 30076

2018 Rental rates for upper level lodge:
(All rates include cleaning charge)

Fri, Sat, Sunday - $500/day
Residents : Mon - Thursday - $340/day
Sponsored rentals $900/day
in addition to a $300 deposit

Rates for Lower Level Pavilion (not pool season)
(All rates includes cleaning charge)

Daytime, evenings and/or all day Sunday:
Mon - Sunday: $200

Pool usage during rental:
Each additional life guard, as required: $25 per hour
This fee will apply if you are using the pool during your rental outside of normal pool hours.
A life guard provided by Martin's Landing must be present if you are going to use the pool.

The pool will be open for general use during normal pool hours. Pool guests will not have access to your private party upstairs in the lodge unless you allow them. We do not close the pool during normal pools hours for private lodge parties.


Rules for reservations and usage

Only a Martin's Landing resident, 18 years or older, can make reservations

A $300 deposit is required.

Reservations are not final until a completed and signed contract AND deposit check are received at the office.

Deposit is non-refundable if you should cancel within one month of the reservation date 

Deposit will be returned after event or, after post event inspection and cleaning unless unusual repairs (damage) or unusual cleaning is required to restore the facility to it normal condition 

The Martin's Landing resident making the reservation is responsible for any and all damage that may occur during the rental. Even if they were not present for the entire event or when the damage occurred. Martin's Landing Foundation reserves the right to place a lien on the renting home owners home if damage of $300 or more occurs during the rental.

Rentals are limited to three (3) weekend day rentals per year per party or renter.

Must be paid in full for week nights or day time usage: non-refundable

Non-resident recreational members must have a sponsoring home owner with the reservation

MLF HOA dues must be paid up in order to make a reservation and to rent the River Lodge

Rental of one facility does not imply exclusive use of other facilities (gazebo, tennis facility, playground, pool and lower pavilion are considered separate facilities)

No smoking permitted in the clubhouse, pavilion, clubhouse deck, or pool enclosure

No event or function may continue past 1am of the day following the rental date (example- rental date 6.5.18 must be out by 1am 6.6.18)

Use of any Martin's Landing facility shall be at the risk of the renter or guest

No alcoholic beverages will be served to minors

No swimming without life guards present

Renting resident is responsible to make sure building is secure and locked after evening events


Reservations will be taken on a first-come first served basis; reservations are final when a completed contract and a deposit check are received.

No reservations more than one year in advance

The Lodge is reserved for community events and unavailable for rental on these dates each year:

- Memorial Day

- 4th of July

- Labor Day

- The first Monday evening each month Jan.-May and Oct.-Dec., and second Monday evening    in Sept. (ML Garden Club)

- Additional black out dates may apply per determination of the MLF Board of Directors

Tours of the River Lodge are given by volunteer residents of Martin's Landing (River Lodge Docents). Tours can be scheduled
with the office to have a River Lodge Docent give you a tour of the facility. Each party or renter can only have two tours for free.
Subsequent tours are $50 a visit/tour.

Supply your own kitchen utensils and cleaning supplies

No helium balloons allowed in Lodge

No tacking, taping, pining, or stapling streamers, balloons, banners, etc to clubhouse walls, doors, or posts.

Blot and clean any spills that happen to the floor, furniture or walls promptly, and then clean as appropriate. 

The renter is responsible to maintain a reasonable noise level; this includes entertainment and AV system.

4- 72"x30" rectangular folding tables stored in closet
54 folding wood chairs, 12 metal folding chairs

Cork Trivets
Cutting board
Plastic trash bags
Cleaning supplies and equipment under kitchen sink and in closet
Paper towels, hand soap and toilet tissue in restrooms

Check out check list:

- Return all furniture to its original place  

- Sweep the floor  

- Clean the kitchen counters, stove, oven and refrigerator

- Do not leave anything in the refrigerator, freezer, or dishwasher

- All trash must be taken to dumpster

- Stereo and TV must be turned off

- Elevator must be turned off before leaving

- Doors must be locked (please check all doors before leaving)

- Alarm system must be activated


Free use of the Lodge

Private clubs or gatherings will not be granted free use of the building under any circumstance.
Neighborhood events to which the entire neighborhood is invited are eligible for free rental at the discretion of the Board of Directors and must have permission of the Board of Directors.
